It is an affair if there are feelings there OR there is physical contact.
The fact he's going behind your back is worrying but is this because
a) he knew you'd kick off if he had a female friend
b) he didn't want you to know he was taking money off a mate because he's ashamed.
If they are just friends then you just have to sort out why he didn't feel happy telling you about her.
