What should I do?

You're at least honest with yourself. That is a good thing. At your age and in your situation, many things will be coming your way. It is a time for fun and living life. You're not evil for feeling this way but you would be wrong to cheat on your boyfriend. Try being single for a while. Weigh your options. Don't cheat though.

If you are starting to get feelings for this house mate then you must do the decent thing a break it off with you boyfriend. There is obviously chemistry brewing between the pair of you, and you also mentioned you want him to kiss you.
Do the right thing and don't lead you current boyfriend on, tell him the score sooner rather than later.
good luck x
