She has already said that if you want to bring a girlfriend back then she will disapear for you. So on that basis a few lectures can't hurt can they, what she has got to say will only be good advice that will benefit you at the end of the day. So listen to what she has got to say, and for listening you get the house just like you wanted.
Good luck

its best to be honest with her
trust me!
she'll only go mad otherwise, if i asked my mum to leave the house she'd defanately refuse!
she only cares about you and thats why she's giving you lectures.
Anway why does everyone have to be out the house?
My bf just comes round wen they're in! lol

Just make it sound innocent (if it is then this shouldn't be hard). If she DID give you tonnes of lectures, just say to her that you are a responsible person and are capable of making your own decisions.

trust your mum, see what she says she may just surprise you. if shes offered you the house to yourself just say that you would like to bring a girlfriend round and that should be it hassle freee.
in theory
x good luck x
