 Don't start a new relationship while you're still in one.
And don't stay with someone just because you have no-one else to move in with.
First of all, deal with the issues in your relationship with your partner. If you still aren't happy afterwards, then leave him and get a place of your own or house-share with others. Then you will be free to look elsewhere.
