He'll stop being selfish." He is jobless (his own accord) and homeless (if I do this). I do love him, I just don't want the same life-style that he does.Should I wait until after Christmas? Or am I only cruel to wait?

It's really only cruel to wait from the transition from "new" to "established" relationship. 5 years is already well into "established territory, so on him, a few months will make no difference. It is however, cruel ON YOURSELF to wait. One year is a very long time to not be happy, look after number one!

Decide now before Christmas. Use the time to put the plans into place to minimise the aftershock. Then do it after Christmas.
