Did our landlord have the right to just "pop by unannounced"!?

Ok, I moved into my first apartment about six months ago. It's a small studio apartment, which means it has one big living room, a kitchen, and a bathroom. That's it. When my friend moved back from out of state, I agreed to have her live with me.(I haven't told Landlord about her yet) Ever since, we've had tons of people over everyday, basically making the house a disaster. Trash everywhere, beer cans in the bathroom, pizza boxes on the floor, not to mention the HUGE pile of clothes in the bathroom and overflowing dishes. My landloard is a nice-seeming old lady, who let me move in without a credit check or anything. In the first few months, i started noticing things appearing in my apartment that weren't there when I left... like a fire extinguisher, a cutting board, ect. This morning i called her to fix my shower drain, because it wasn't draining at all. She didn't amswer, so I left a message on her machine asking her to send a plumber out here. The day went on, and I didn't hear from her, so I went out with my roommate in pajamas to buy cigarettes. We walked up to the house, and there was a guy walking inside. Terrified, I asked, "Hi... are you a plumber?" He nodded. My heart dropped. "Did you already go inside? I would have cleaned... the shower's a mess..." He said, "I noticed. And so did your landlord.."

We walked in, scared to death. Landlord was standing in the middle of the apartment, the only clean space in the house. I told her how sorry I was over and over. She left saying, "looks like you have some chores to do."

My question is... Did she have the right to just APPEAR at my apartment? trust me, we WOULD HAVE CLEANED if we knew she was coming over. I think she's been "stopping by" like this the entire time I've lived here. I know I shouldn't trash the place, but I feel like my privacy was totally invaded. What can I do to stop this?

cd206 agony auntIn the UK a landlord must give 24 hours notice before inspecting the property but I dn't know if that includes popping over with a plumber in an emergency. After all perhaps she wasn't sure if you would be in and someone needed to let the plumber in. As your landlady she has the right to evict you if you don't keep the place tidy so I would apologise profusely and get cleaning. It's the only option. I would keep the surprise of your sublet for a little while longer.

You should check the tenancy agreement, usually it will say whether the landlord is allowed to arrive unannounced and under what circumstances. Often this is Ok during daylight and not allowed at night but check the agreement you signed to find out.

vina_101 agony auntI know exactly how you feel. Where I live there's always some plumber or someone in the house and I never know what's going on. They come in my room all the time and move my stuff around. Sometimes without informing me first they've even 'accidentally' thrown some of my stuff away!And like you I feel that my privacy has been invaded.

Anyway, back to your problem... I think your landlady should have informed you first and it wasn't very good of her to turn up unannounced whether you'd cleaned or not. You're renting the house, you're paying you're rent so you don't owe them any obligation. She should've told you first. Like drop a letter under your door or something.

Well to stop this happening again what you need to do is tell her that you'd appreciate it if she'd inform you first before she comes over. Where's your contract that you signed with her? Is there anything in it that has anything to do with this written in your agreement?

Well if there isn't anything like that then write her a letter, make it all professional and formal and express to her that you'd like to be in the know from now on.

(And do some cleaning! lol. Get the place spick and span by the end of today. And that's an order from me! lol)
