"John, I do care about you but this relationship is not what I am looking for. I know this is a shock and is very sudden but I have fallen in love with someone else. I am very sorry for causing you hurt and distress and I hope that in time you will come to forgive me."
Alternatively, you could try this:
"John, I am so sorry but I think that I have to end this relationship. You are a lovely man and I do care about you but I do not see a future for us together. I hope that you will forgive me in time, and that you find the love that you deserve." And then stay single for about 6 months. THEN you can date the new guy.
If the new guy can't wait, well then maybe he's not the guy for you?
Good luck.
